9 of the 10 most searched markets last year were sun-drenched cities, according to realtor.com, suggesting the sunshine destinations will continue to have many of the hottest real estate markets in the country. Changing conditions in the sun states resulting from foreclosures and low interest rates created more demand in real estate there compared with other states. The most searched cities were: Las Vegas NV, Los Angeles CA, Orlando FL, San Antonio TX, Miami FL, Phoenix AZ, San Diego CA, Austin TX, Tampa FL and Chicago IL.

Cheaper To Own Than Rent


Buying a home makes more financial sense than renting in 72% of the largest US cities, according to Trulia, based on an index that compares the median sales price of homes with the median rent on two-bedroom apartments, condos and townhomes. The top five major metro areas favoring home ownership instead of renting are: Miami FL, Las Vegas NV, Arlington TX, Mesa AZ and Phoenix AZ. Since the start of this recession, many former homeowners have flooded the rental market. Following the principles of supply and demand, renting has become relatively more expensive than buying in most metropolitan markets.

FHA Mortgage With Low Credit Score


Wells Fargo is now providing FHA mortgages to borrowers with credit scores as low as 500. Under this new bank policy, Wells Fargo will accept consumers with credit scores of 500-579 if those borrowers can make a down payment of at least 10%; gifted funds or other down payment assistance is not allowed. For consumers with credit scores of 580-599, borrowers must put down 5%, with the same restriction on gifts or assistance funds. Consumers with credit scores of 600 or higher can make the FHA minimum required down payment of only 3.5%.
